The apartment development is located on a prominent site on Adelaide Road near Leeson Street Bridge and is bounded to the rear by the Grand Canal towpath.

The site strategy was to create two separate buildings with distinctly different identities and scale.

A tall apartment block fronts on to Adelaide Road with a lower drum structure located at the eastern end used in conjunction with a sweeping curved façade to deal with the change in direction of the street. It also allows a transition in scale between the existing two storey Victorian Terrace through to the modern Friends First building on Adelaide Road.

A two storey terrace of townhouses overlooks the canal with living rooms and external terraces located at first floor to maximise the views.

The site by virtue of its difficult shape and its immediate context presented unique constraints which demanded a creative Architectural solution. The project also included the conservation of the Jewish Synagogue on the site.
