Our Masterplan design for this re-generation project was developed in response to the Dublin City Council Competition Brief and the subsequent detailed Competitive Dialogue Process. DCC set out a vision for Charlemont of a new, vibrant, Mixed Use Neighbourhood creating a high quality sustainable residential environment.

A key driver in arriving at the optimum site layout was an analysis of the movement framework in the area and the creation of pedestrian linkages between Charlemont Street and South Richmond Street and from Harcourt Street to Portobello. We developed these routes in to a series of streets or avenues which provided the matrix to define 5 distinct zones within the Neighbourhood. A new square is proposed at the confluence of these streets to become the public realm “heart” of the development.

The scheme has a wide range of uses which contributes to a street level vibrancy with day and night time activities proposed for the neighbourhood. The accommodation includes 155 Social and Affordable Units with a mix of 1- 4 Bedroomed units all designed to the same standard as the 105 Private Apartments, 200,000 sq. ft. of Grade A Offices in 6 storey blocks, a Community Facility comprising a mulita functional indoor sports hall, a crèche, a multiplex cinema, street level retail units, an estate office and … no. car spaces and ancillary accommodation in a Basement Car Park.
