Blocks 3 and 4 contain social housing units and have been arranged in 6 storey blocks around south facing courtyards which provides overlooked communal semi – private open space to the residents. The Community Centre occupies a central location in the Block 3 courtyard and provides indoor sports, meeting/exhibition and recreation space. A variety in external façade treatment has been selected with brick elevations to the street and public areas and render used in the courtyards to maximise reflectivity of daylight in to the apartments.
The mixed use Block 1 and Block 5 contain the private apartment units. All apartment units are dual aspect to provide through ventilation and greater exposure to daylight levels and have balconies or terraces for private open space.
Duplex family units with semi private terraces are arranged around the communal garden allowing passively supervised children’s play area within a short distance of their homes.
The apartments are designed to achieve an A2 BER rating, i.e., higher than that stipulated in the current Building Regulations. Renewable energy from rooftop photovoltaic panels will be provided to each unit which combined with heat recovery ventilation within each dwelling, will reduce running costs.
