These lands were the subject of a developer/architect competition for the provision of a mixed-tenure residential scheme on a 46 acre site at Mulhuddart. The scheme consists of 15% social housing, 60% shared ownership and 25% private housing. The entire scheme was developed as a partnership between the local authority and the winning consortium of Shannon Homes and McCrossan O’Rourke Manning.
The scheme comprises a mixed development of 726 houses and own-door apartments in three phases, with access from ease-west distributor road. The design includes a variety of larger and smaller landscaped open spaces to complement the proposed Class 1 Tolka Valley Park.
The design provides a legible and coherent site layout using a combination of streets, squares, and crescents, which together lend a more urban form to the layout and create a quality residential environment.
