The residential density on the current precinct is 37/hectare. The 2-3 storey house designs comprise a mix of house types with on street car parking at a rate of 1.5 per dwelling. The double fronted house type was designed as a single aspect design at first floor level i.e. with no habitable rooms to the rear which permitted a shallower rear garden to suit the site layout constraints while still complying with the minimum private open space/ garden areas.
